Typically, a roof will last about 20 years in our region before it starts to deteriorate to the point of having to replace it.

A full roof replacement typically involves removing the old roof, inspecting the decking and replacing any compromised decking, then installing new underlayment, shingles, vents and flashing.

In general, there is not much maintenance once the roof is installed by Andres Roofing. Some flashings will need to be re-sealed after a few years, but the majority of any home maintenance will be keeping the debris off the roof and gutters. Debris can cause dams and lead to leaks. Keep your roof and gutters clean so everything can flow off and away from your home.

Flashing is any metal at the roof/wall/chimney/siding/gutter intersections. It needs to be installed to prevent water from getting inside the house and guide the water onto the shingles and flow off the roof and into the gutters. Chimneys and walls have step flashing where they intersect with the roof. Step flashing is L shaped and goes between the shingles and up a wall or chimney. It will be behind the siding or counter flashing on brick chimneys. The counter flashing will be on a brick chimney or brick house and cover the step flashing.

Yes, we handle insurance claims. Most of the insurance claims we undertake are due to hail damage. We understand the process of insurance claims and help our customers navigate their claim. We frequently advise and inspect the roof prior to filing a claim to verify if there is enough damage to warrant a claim. If there is substantial damage, then we recommend the homeowner call and make a claim. We often meet the adjuster to make sure all damage is seen. Once approved, we review the insurance estimate and provide a contract for replacing the damaged roof. We make sure to clarify the complicated process and offer the best materials and service within the insurance pricing.

Since we have been in the roofing business for generations, we have developed partnerships with other trustworthy companies. We will be able to manage or provide referrals to almost any other part of your insurance claim for other damage as the damage sometimes goes beyond the roof.

If you have replacement value insurance on your roof and if the adjuster approves the claim, then the typical course of action is as follows: The insurance adjuster will write an estimate for what it should cost to replace the damaged items based on current labor and material pricing. This is called the replacement cost value. They will then depreciate that value based on the age of your damaged property. This is called the actual value. The difference between the replacement value and the actual value is the depreciation. The insurance company typically writes a 1st check before the work starts which will be the actual value amount minus your deductible amount.

The contractor will write a proposal for the work, and they will match the replacement value amount. When the roof is replaced and the final invoice is sent to the insurance company, the insurance company will send a 2nd check for the amount of the depreciation that they originally withheld.

Your out of pocket expense will be your deductible. Your 1st check (actual value minus your deductible) plus your 2nd check (depreciation) plus your deductible will equal the contract price. This is typically how it works. You get the damaged items replaced for the amount of your deductible. There are ways to recover some of your deductible, but typically that is by not repairing or replacing some of the damaged items on the claim. Sometimes gutters, downspouts, fascia have damage that is included in the claim, but if these dents are not compromising your home, a homeowner may decide not to replace those items. Since the 1st check from the insurance company partially covers those items, that allocated money can help “recover” your deductible. You do not have to do everything on the claim. If you do not replace a “damaged” item, then you cannot recover the depreciation on that item, and you cannot claim that same damage in a future claim.

We generally do full roof replacements if a roof has hail damage. We do not just repair or replace some of the hail damaged shingles since most of the time the hail damage is just a bruised shingle. The insurance company usually pays to replace the entire roof if there is enough hail damage. They cover replacing the roof because the bruised shingles will not last as long as they should but it is generally not a leaking issue for some time. The bruised shingles will wear out more quickly than the rest of the shingles over time.

If a critter damages your roof or flashing, we can replace it. We do not specialize in preventing critters from entering your house. Critter control companies manage that. We just replace roofing damage.

No, hail mostly bruises the shingles. It is important to have us check it out to make sure no repairs are needed right away, however, usually bruised shingles are not leaking issues. Do not panic or make decisions due to pressure from storm chasers. They will make you feel like there is a rush and your roof will start leaking right away. Bruised, hail damaged shingles will not last as long as they should but they will not fail right away. 

Instead of rushing to get on the books with the first roofing company or door knocker, it is better to do your homework and use a local, reputable roofing contractor that will be around and stand behind their work, like Andres Roofing.

Most of the other “roofing companies” are storm chasers, and they will be gone as soon as that hail storm work has been completed. Many people call us if they encounter problems after their roof has been installed by a nonlocal company since the phone number of that company has been disconnected. Their warranty means nothing if they are not there to respond.
